If you’ve spent time on Lake McQueeney, you’ve probably noticed Treasure Island. It’s the neighborhood that sits out in the lake itself, and you get there by driving over a bridge. This is the first post in our neighborhood series, and it’s a good place to start because no other part of the lake quite matches it.

Where it is
Treasure Island is a lakeside community on an island in Lake McQueeney on the Guadalupe River, about five miles northwest of Seguin, according to the Texas State Historical Association. Texas Co-op Power describes it as about half a mile long, reached by a bridge “in the center of the lake.”
To get there, take FM 725 to Terminal Loop Rd, then turn onto Admiral Benbow Ln and cross the Treasure Island Bridge. The Treasure Island Bridge crosses open water and connects the island to the mainland. Because it’s an island, water access depends on the street and on which side of the street a home sits. Details are in the street list below.

The streets
Treasure Island takes its theme from Robert Louis Stevenson’s 1883 novel, and the street names follow the book. Here’s how water access works on each of the island’s seven streets:
| Street | Water access |
|---|---|
| Admiral Benbow Ln | Direct lake or canal, depending on the side of the street |
| Spyglass Rd | Direct lake or canal, depending on the side of the street |
| Royal George Cir | Direct lake or boat ramp only, depending on the side of the street |
| Palm Key | Direct lake access |
| Trelawney St | Canal only |
| Fairwind Ln | Canal or boat ramp only, depending on the side of the street |
| Rest Haven St | Canal or boat ramp only, depending on the side of the street |
Every property on the island can use the HOA boat ramp. That matters, because Lake McQueeney has no public boat ramps. Canal homes usually get calmer water, and direct-lake homes get the bigger views.
History
According to the Handbook of Texas, the development started in the 1950s and offered lakefront lots. The island took heavy flood damage in 1972, and many residents rebuilt. It flooded heavily again in 1998. The Handbook puts the population at about 500 in 1990 and about 600 in 2000. Those are historical figures, not current ones.
That history is why flood risk matters here. For any property near the water, ask about the flood zone, elevation and flood insurance early.
Homes and lots
Texas Co-op Power describes homes in “a variety of architectural styles,” shaded by big oak and pecan trees, with boat docks along the water. Homes on the island range widely, and lot sizes and frontage vary from street to street. Jordan’s listing at 134 Spyglass Rd is a good example: built in 1970 and since updated, about 5,207 sq ft on direct lake frontage with a boathouse.
If you’re planning a new dock or boathouse, read our guide to Lake McQueeney dock permits first.
HOA and deed restrictions
Treasure Island has a property owners association. The Treasure Island Home Association, Inc. has a management certificate on file with the state, which points to the subdivision’s Declaration of Covenants, Conditions, and Restrictions in the Guadalupe County deed records.
Short-term rentals are not allowed under the HOA’s rules. The deed restrictions also cover other things, so get the current CC&Rs, the resale certificate and the current assessment amount from the association or its management company before you buy.
Schools, utilities and taxes
- Schools: Treasure Island is zoned to Seguin ISD: McQueeney Elementary, A.J. Briesemeister Middle School and Seguin High School. School zoning can change, so check with the district.
- Utilities: Green Valley SUD provides water for the whole island.
- Taxes: Treasure Island is in Seguin ISD. Our Lake McQueeney property tax guide covers the taxing entities and how to estimate a bill.
The lake itself
Water levels matter on any part of Lake McQueeney. GBRA’s dam replacement is complete, and the lake is back to full pool. For the background, see our Lake McQueeney dam updates and is Lake McQueeney full in 2026?
On the market now
Want to see a Treasure Island home in person? 134 Spyglass Rd is listed now. It’s a large, updated lakefront home with a boathouse and a covered top deck, plus room for big gatherings.
Thinking about Treasure Island?
Every street on the island is a little different. Water frontage, elevation, lot size and dock setup can change a lot from one home to the next.
